Update as of 6/28/23
All, we are pleased to announce the expansion of access control management to the tennis courts. All current homeowners may use their existing key fob to access both the pool and tennis courts going forward. The tennis courts are available year round between 9am and 9pm each day of the week. Reminder: the pool season is from May to September each year. Efforts to make the courts more attractive are currently underway.
Additionally, we have extended electrical power from the pool house to the tennis courts so that the community can host outside events such as movie night, music performances, etc., as well as install permanent light poles.
Chris and I appreciate the opportunity to serve on the board. Setting up access control to the tennis courts and prepping the area to host outside events are the last projects we completed as board members. The transition to the new board has been underway since the election on 6/11/23. The community is in capable hands.

The board election is scheduled for Sunday, June 11, 2023 at the pool house beginning at 4pm. Election ballots were mailed to community homeowners. Ballots will be available at the meeting as well. Please attend the meeting and cast your vote for the new board members. Note, homeowners must be current on their annual dues to sit on the board as well as cast a vote in board elections.

Hello Community! I wanted to provide a brief update on the ongoing motorcycle / ATV saga. We finally got one of the perpetrators on a Ring video and have shared this with the police department. We are waiting for a reply now.
Additionally, one of the HOA board members has already spoken to one of the motorcyclists directly about it (although they unfortunately have continued). If you see the motorcyclists coming through, please try and get video and/or pictures of them, their bikes, and license plates if they have them.
You can also send the pics/videos to us at deerfieldcreekhoa@yahoo.com. The more we can provide this type of information to the police department, the better the chance we can get this to end before someone gets hurt. Thank you!

Dear Deerfield Creek Homeowners, after much consideration in reviewing the current management of community services via our short-staffed Board of Directors, we have decided to begin a new relationship effective May 1st, 2023. We have reviewed and chosen a strong partner for the community to proceed forward.
The Board has contracted Access Management Group (AMG) to manage the community as of May 1st, 2023. The Board has not taken this decision lightly and we feel confident that this will be a positive change for the Board of Directors and all the homeowners.
You will receive an introductory email or letter in the mail if we don’t have your email address on file. The letter will include information on your new HOA portal. Please login using the welcome letter instructions and update your email and phone numbers once you login to your portal account. You can also choose your preferred form of communication going forward (physical mail vs electronic).
We appreciate our community – please be aware the DCHOA Board will remain in place and continue to have oversight and authority over all activities, however we believe this change will be best for the community moving forward.

Thanks to all of the families who participated at our first annual trunk or treat event at the pool house. See pictures on our group Facebook page. It was the largest community event to date. We want to continue that momentum with our next family event on 12/11 from 5p - 7p. Live entertainment as well as hot cocoa, s'mores and popcorn will be provided.

Our Community HOA meeting is scheduled for Sunday, October 16th @ 4pm at the pool house. All Homeowners are encouraged to attend and take part in the future of our community.
HOA Payments Coming January 1st
2023 HOA Dues invoices will be sent out next month. If you haven’t paid your 2022 HOA Dues yet there is an additional late fee of $25 added to what you owe. You can mail checks to Deerfield Creek HOA, P.O. Box 831 Austell, Ga 30168. Payments can also be made via PayPal or Zelle at deerfieldcreekhoa@yahoo.com. (NOTE: Please be aware that if paying through PayPal they charge an added fee, so you will need to add $8 to the total amount - $258).
Additional Note: Due to increasing costs for community services (utilities, pool, common areas, etc.) and unexpected costs (pool gate damage, security camera system, beaver dam removal), we will be having an approximately $4/month increase ($300/yr) to HOA dues for 2023.

In related news, the new security camera system has been purchased for the Pool area, and will be installed prior to next year’s pool season. Also, a quick reminder that the Pool is closed for the season (re-open scheduled for Memorial Day weekend 2023) and the tennis courts are available year-round.

We are pleased to announce the pool has reopened. Repairs to one of the pool pumps as well as repairs to the maintenance room, hallway and bathrooms are complete.

Unfortunately, one of the pumps for the pool failed today. DC Pool will order the part to repair the pump. For the safety of our homeowners, access to the pool will be denied until the repair is completed. Our Facebook page has been updated. Homeowners will be notified via this website and through Facebook when the pool will be reopened.

POOL ACCESS FOB HANDOUT SATURDAY! We will be having one more handout for Pool Access key FOBs from 9 - 10am this Saturday, June 18th at the Pool House. If you are a Homeowner who has paid their HOA Dues and would like access to the Pool, please plan on stopping by!

POOL UPDATE! For those households who have teenagers and/or children using the pool, we ask that you not leave them completely unsupervised. If we continue to have things damaged and toys/clothes/garbage left laying all over the pool and restroom areas, we will go back to closing the pool two days per week so we can keep up. This is the first year we've tried keeping the pool open 7 days/week, and so far we are finding with the lack of supervision and lack of pool committee members, the workload is not sustainable. Thank you!

POOL KEY DISTRIBUTION! Our 3rd Pool key fob distribution will be on Saturday, June 4th from 9 - 10am at the pool house. These are available for homeowners who are current on their HOA dues and still have not picked up their pool key.

The pool is now open for homeowners. Pool key fobs were distributed on Saturday, May 28th as scheduled. Bo Garrison, Director of Public Works for the city of Austell, informed us this morning that they are working out the details with a vendor to install speed bumps in Phase II. No date for start/completion is available at this time. Additionally, we will put up a petition in the FORMS section of this HOA website for Phase I homeowners to complete and return to the HOA either by mail (PO Box 831 Austell, GA 30168) or email (send a copy of the completed form to deerfieldcreekhoa@yahoo.com) by 6/10/22.

James Jones and Chris Towns will remain in their respective roles for 2022-2023 per the election results.
New pool lounge chairs have been purchased and are on site. Two additional tables (with chairs) will be purchased for the summer. The old pool lounge chairs and benches have been removed and taken to the city dump for disposal.
New pine straw has been laid for the entrances. We have arranged for the landscaping vendor to lay pine straw at the entrances twice a year (once in the Spring and once in the Fall).
Let’s promote the businesses of homeowners within our community. Homeowners should contact the HOA through the CONTACT form above and inform us so that we can promote the homeowner’s business within the community and via our social media platform.
Quarterly expenses will be posted here under the EXPENSE REPORT menu option above. Second quarter data is in the current spreadsheet to show progress.
The Deerfield Creek community has an issue with beaver dams blocking the flow of the creek and causing it to overflow in areas that have an impact on residents outside of our community. A trapping company was contracted, and traps have been laid for one week. The dams will be removed once the trapping program has completed.
Homeowners who are current with their HOA dues and did not pick up their pool key at the 5/15/2022 HOA community meeting can pick up their pool key on Saturday, May 28, 2022 between 9am – 11am at the pool house. Homeowners will need to make arrangements for pool key distribution via the CONTACT form above after that date/time.

- Please clean up after your pets! Also, please keep pets on a leash or in a fenced in yard. Dogs found running loose will be reported to animal control.
- Don’t overload trash cans or your trash may not be picked up. Homeowners can call the City of Austell Water department and request trash bags for $2.00 (or a box of 20 for $40). Only the approved purple trash bags from the city will be picked up! The phone number is 770-944-4300.
- Motor homes, boats or trucks exceeding a one-ton capacity cannot be parked or located anywhere within the community. Austell Code Enforcement will be notified of violators.
- Vehicles should not be parked on common property or in your yard. Your vehicles should be parked in your garage or driveway, not on the street. (NOTE: Austell Code Enforcement may ticket cars left in the street overnight.)
